When do you need a house clearance?
Most house clearances follow a bereavement, a move into care, downsizing or a sale. The executor or family instructs a licensed clearance company, which removes everything that is not being kept and disposes of it legally, with valuables and paperwork set aside first.
A full house clearance covers every room, including the loft, garage and shed: furniture, white goods, carpets, and boxes and bags of general contents. A part clearance might be a single room, a garage or the bulky items a removal firm will not take. Either way, you tell us what stays and we clear the rest.
If the property belonged to someone who has died, you do not have to make every decision before we arrive. Many families ask us to work room by room, setting aside photographs, documents and anything of value so it can be returned to the executor. We are used to working with key access when relatives live elsewhere.
As a guide, a one-bedroom property is usually a single load and a three-bedroom house often needs more than one, depending on how much is inside and how easy the access is. We plan the day around that with you beforehand.

What we cannot take
We cannot take hazardous waste: asbestos, paint and other liquids, gas bottles, chemicals or clinical waste. If you are unsure about an item, ask when you send your photos and we will tell you before we quote.

House clearance is normally treated as an estate expense, paid from the estate before anything is distributed to beneficiaries. This is general information rather than legal advice, so confirm the position with the solicitor handling the estate.
Can a house be cleared before probate is granted?
Often some clearing can begin, but valuables and documents should be secured first and the timing depends on the estate. Speak to your solicitor about what can be removed and when; we will fit around whatever they advise.
Do I need to be there during the clearance?
No, arranged access is fine and many probate clearances are done with a key left with a neighbour, agent or solicitor. We confirm what is staying before we start and send you a message when the property is clear.
What happens to the items you remove?
Everything we remove goes to licensed waste facilities. Nothing is fly-tipped or passed to an unlicensed third party, and you can check our carrier registration on the Environment Agency register.
What can you not take?
We cannot take hazardous waste such as asbestos, paint and other liquids, gas bottles, chemicals or clinical waste. Ask when you send your photos if you are unsure and we will tell you before we quote.
Is house clearance cheaper than hiring a skip?
For a clearance where labour is included, usually yes once you count the skip permit, the hire period and your own time loading it. Our prices include the carrying and loading, and the vehicle leaves the same visit.
Do you handle valuables and documents found during clearance?
Yes, anything that looks personal or valuable is set aside rather than loaded and handed back to the owner or executor. Tell us beforehand if there is something specific you are looking for.
