When do you need a house clearance?

Most house clearances follow a bereavement, a move into care, downsizing or a sale. The executor or family instructs a licensed clearance company, which removes everything that is not being kept and disposes of it legally, with valuables and paperwork set aside first.

A full house clearance covers every room, including the loft, garage and shed: furniture, white goods, carpets, and boxes and bags of general contents. A part clearance might be a single room, a garage or the bulky items a removal firm will not take. Either way, you tell us what stays and we clear the rest.

If the property belonged to someone who has died, you do not have to make every decision before we arrive. Many families ask us to work room by room, setting aside photographs, documents and anything of value so it can be returned to the executor. We are used to working with key access when relatives live elsewhere.

As a guide, a one-bedroom property is usually a single load and a three-bedroom house often needs more than one, depending on how much is inside and how easy the access is. We plan the day around that with you beforehand.

How it works

How does a house clearance work?

Three steps from first message to an empty property.

  1. Step 1: Send photos or call

Message a few photos on WhatsApp, use the quote form or call us. That is enough for a firm price — no site visit needed for most jobs.

  2. Step 2: We agree a price and a date

We confirm the load size, any itemised extras and the access arrangements. Open 7 days a week. Same-day collections available — call to check today's availability.

  3. Step 3: We load and remove it

The team carries everything out, loads the vehicle and takes it away for licensed disposal. You do not need to be there if access is arranged.

Probate and bereavement

House clearance after a bereavement

Clearing a family home after someone has died is rarely just a practical job. We work at the pace you set, whether that means clearing everything in one visit or coming back once the family has been through the rooms.

Anything that looks personal or valuable, such as photographs, paperwork, jewellery or cash, is set aside and handed to you or the executor rather than loaded. If you are unsure what can be removed before probate is granted, your solicitor can advise on timing; we simply fit around it.

  • Key access arranged with executors, solicitors or neighbours
  • Valuables and documents set aside and returned
  • Room by room, or the whole property in one visit
  • No pressure on timing and no hard sell

Questions answered

House clearance questions

Straight answers to the questions we are asked most. If yours is not here, call or message us.

How much does house clearance cost in Windsor?

House clearance costs from £130 for a quarter load (up to 250 kg) to £390 for a full load (up to 1,000 kg), with loading and disposal included. A typical three-bedroom house needs more than one load, so we quote the whole job from your photos before we start.

How long does it take to clear a house?

It depends on the number of loads. Each load price includes a set loading time (shown in the pricing table), and a full house that needs several loads is usually planned as a day. Volume, stairs and parking all change the pace, so we confirm timing when we quote from your photos.

Who clears a house after someone dies?

The executor or the family usually instructs a licensed clearance company once they have decided what is being kept. We remove the rest, dispose of it legally and return anything personal or valuable that we find.

Who pays for house clearance after a death?

House clearance is normally treated as an estate expense, paid from the estate before anything is distributed to beneficiaries. This is general information rather than legal advice, so confirm the position with the solicitor handling the estate.

Can a house be cleared before probate is granted?

Often some clearing can begin, but valuables and documents should be secured first and the timing depends on the estate. Speak to your solicitor about what can be removed and when; we will fit around whatever they advise.

Do I need to be there during the clearance?

No, arranged access is fine and many probate clearances are done with a key left with a neighbour, agent or solicitor. We confirm what is staying before we start and send you a message when the property is clear.

What happens to the items you remove?

Everything we remove goes to licensed waste facilities. Nothing is fly-tipped or passed to an unlicensed third party, and you can check our carrier registration on the Environment Agency register.

What can you not take?

We cannot take hazardous waste such as asbestos, paint and other liquids, gas bottles, chemicals or clinical waste. Ask when you send your photos if you are unsure and we will tell you before we quote.

Is house clearance cheaper than hiring a skip?

For a clearance where labour is included, usually yes once you count the skip permit, the hire period and your own time loading it. Our prices include the carrying and loading, and the vehicle leaves the same visit.

Do you handle valuables and documents found during clearance?

Yes, anything that looks personal or valuable is set aside rather than loaded and handed back to the owner or executor. Tell us beforehand if there is something specific you are looking for.
