House clearance
House Clearance Maidenhead
Clearance from £130.
Maidenhead asks for two different house clearances: a one-bedroom flat behind a communal door and a three or four-bedroom family house with a loft, a garage and forty years in it. We do both as a licensed waste carrier, across the town centre, the suburban roads and the riverside.

When do you need a house clearance in Maidenhead?
Maidenhead has no single type of property to clear: 29.5% of homes are flats and 28.0% are detached houses. Most clearances follow a move, a sale or an estate being settled — probate work is the largest single reason people call.
The housing mix is what makes this town different from the villages around it. Flats make up 29.5% of homes, detached houses 28.0%, semi-detached 25.7% and terraced 16.4%, with three-bedroom properties the largest size band at 32.9%. A clearance here might be a single visit to a one-bedroom flat, or several loads out of a family house that has never been emptied — so we price from photographs of the actual rooms rather than from a bedroom count.
Downsizing drives a lot of it. Owner-occupation runs at 63.2%, and the borough's housing evidence expects a sharp rise in residents aged 75 and over by 2039 — most of them owners in houses larger than they now need, against a specialist older-person stock of only 519 units. Moves out of those houses are rarely tidy: the parts nobody has touched are the loft, the garage and the third bedroom, and those are usually the parts that decide the load size.
Probate and bereavement clearances are the biggest single group of enquiries, and they follow the same pattern as the downsizing work — an older, long-owned house, and a family arranging it from wherever they live now. That is set out properly further down this page, including how the timing works when an estate is still being settled.
The last group is churn. The detached stock actually fell between 2011 and 2021 as houses were redeveloped or converted, and town-centre schemes at the Landing, Chapel Arches and the Nicholson Quarter are adding several hundred flats from 2026 onwards. That means older houses emptied before conversion or demolition, and flats emptied as people move on from them — often to a fixed completion or handover date.

Published prices
How much does house clearance cost in Maidenhead?
Whether it is a flat or a house, the price follows the volume that leaves the property. A quarter load is £130 (up to 250 kg) and a full load is £390 (up to 1,000 kg), with labour, loading and licensed disposal included — a one-bedroom flat is often a single load, a family house usually more.
Where a house is being cleared as part of an estate, clearance is normally treated as an expense of the estate rather than something the executor pays personally — confirm with your solicitor before you commit to anything.
Send us photos of the rooms and we will price your Maidenhead clearance exactly.

Scope
What is included in a Maidenhead house clearance
One price covers the carry, the load and the licensed disposal. These are the parts of a Maidenhead property — flat or house — we are most often asked to take on.
| Included | Details |
|---|---|
| Whole-flat contents | Every room in a one or two-bedroom flat, including hall cupboards, balconies and anything left in an allocated store or garage. |
| Flat clearance via lifts and communal areas | Access through lifts, communal stairwells and shared lobbies in town-centre apartment buildings, worked around whatever the building allows. |
| Whole-house contents | Reception rooms, bedrooms, kitchen and bathrooms in a suburban house, including fitted cupboards and anything under the stairs. |
| Loft, garage and garden store | The parts of a family house that fill up quietly — boxed loft storage, garage shelving, bikes, tools and garden equipment. |
| Furniture, beds and mattresses | Wardrobes, sofas and bed frames dismantled where a lift, a turning staircase or a narrow communal door will not take them whole. |
| White goods and appliances | Fridges, freezers, washing machines, ovens and dishwashers, including integrated units, removed once they have been disconnected. |
| Carpets, curtains and floor coverings | Carpets, underlay, rugs, curtains and blinds lifted and taken away when a property is being emptied for sale or re-letting. |
| Communal areas left as we found them | Nothing is stacked in corridors or lobbies while we work, and shared floors are protected on the carry route where a building asks for it. |
| Bagging and sorting on the day | Loose contents are bagged by our team — nothing needs to be boxed up before we arrive. |
| Left clear for handover | The property is left empty and brushed through, ready for a completion date, an inventory check or an agent's photographs. |
What we cannot take
We cannot take hazardous waste: asbestos, paint and other liquids, gas bottles, chemicals or clinical waste. If you are unsure about an item, ask when you send your photos and we will tell you before we quote.
Probate and bereavement
Probate and bereavement house clearance in Maidenhead
Clearing a parent's flat or house after a death is a job people rarely feel ready for. We move at the pace the family sets, and nothing leaves the property until you have told us it can.
Most of the probate clearances we are asked about here are long-owned houses being emptied by a family that has since moved away, or flats where the property is one of several things an executor is trying to settle at once. We can quote from photographs, take instructions from a single contact and arrange the day with whoever holds the keys, so nobody has to travel to be there.
The timing belongs to the estate. Some families want the property emptied straight away, particularly a flat carrying a service charge; others are waiting on the grant of probate. Your solicitor is the right person to say what can be removed and when, and we will work around whatever they tell you rather than push for a date.
Documents, photographs, jewellery and anything that looks personal or valuable is set aside rather than loaded, and given back to the executor or the family. If there is something specific you are hoping will turn up, tell us before the day and we will watch for it as the rooms come clear.
If nothing has been decided yet, there is no need to decide now. Send photographs when it suits you, keep the quote on file, and pick it up again whenever the family is ready.
- A written quote you can keep with the estate's paperwork.
- We take instructions from one named contact, at whatever pace suits.
- Documents, photographs and personal effects set aside and returned.
- Key access arranged with an agent, a neighbour or a solicitor's office.
- Licensed waste carrier registration that anyone can check on the public register.
How it works
How a house clearance in Maidenhead works
The same three steps as every job, with one extra question for this town: what the building or the street allows on the day.
Step 1: Send photos or call
Message a few photos on WhatsApp, use the quote form or call us. That is enough for a firm price — no site visit needed for most jobs.
Step 2: We agree a price and a date
We confirm the load size, any itemised extras and the access arrangements. Open 7 days a week. Same-day collections available — call to check today's availability.
Step 3: We load and remove it
The team carries everything out, loads the vehicle and takes it away for licensed disposal. You do not need to be there if access is arranged.
Tell us whether the property is a flat or a house, and if it is a flat, what the access is: lift or stairs, a loading bay or a shared entrance, and whether the building's management needs notice. For houses, photograph the loft and the garage as well as the rooms — that is usually what decides the number of loads. For larger properties, we can arrange a walkthrough before quoting.
Access and logistics
What affects access for a Maidenhead flat or house clearance?
A whole-property clearance is a longer job than a single collection, so the constraint is rarely the front door. It is the lift, the loading bay, the permit street or the distance from the vehicle to the property.
Lift size, capacity and availability
A flat's contents take many more lift journeys than people expect, and a sofa or wardrobe may not fit at all. Tell us the lift's size and whether it can be booked or held, and we will plan the dismantling and the stair carries around it before the day.
Communal stairwells and shared entrances
In blocks without a usable lift, everything comes down a shared stairwell that other residents still need. We work in runs rather than stacking contents on landings, and nothing is left in a corridor or lobby between trips.
Loading bays and building management
Managed buildings often have a bay, a service door or a delivery window rather than open access. Give us the managing agent or concierge details and we will confirm what they need from us in advance instead of arriving to find the bay booked.
Permit streets and a full day's work
The council runs virtual permits on its controlled streets and there is no trade exemption, so a clearance vehicle cannot simply sit outside all day. On streets like that we plan shorter stands and more runs, or work from the nearest legal loading point.
Riverside frontages and narrow approaches
The riverside villas along the Thames-side roads were built long before the vehicles that now serve them, and some have narrow or shared approaches. Send a photograph of the frontage and we will tell you where we can realistically stand before quoting.
Suburban houses are the simple ones
A driveway means the vehicle stands at the property and the clearance runs straight through. There the only real variable is what is in the loft and the garage, which is exactly what people forget to photograph.

Questions answered
House clearance in Maidenhead — frequently asked questions
Flats, houses, parking and probate — the questions Maidenhead callers ask most.
Not covered here? Call 07857 647238 and ask.
Does a flat cost less to clear than a house?
Usually yes, because the price follows volume: a one-bedroom flat is often a single load from £130, while a family house with a loft and garage normally needs several and can reach £390 a load. Access does not change the load price, but a long stair carry can add labour time, which is charged in ten-minute blocks.
What if the lift is small, or out of service on the day?
We plan for it: bulky furniture is dismantled to fit, and if the lift is unavailable the contents come down the stairwell in runs. Tell us in advance which it is likely to be, because it changes the size of the team rather than the price per load.
Where does the vehicle park for a town-centre clearance?
As close to the entrance as the street or the building legally allows — a loading bay where the building has one, otherwise the nearest permitted loading point. Controlled streets here use virtual permits with no trade exemption, so we work in shorter stands rather than parking up for the day.
How long does a full property clearance take?
A one or two-bedroom flat is usually a single visit, and a house needing several loads is planned as a day. In a managed block the limiting factor is often the lift and the loading window rather than the volume, so tell us what the building allows when you send photographs.
How do you clear a riverside house the vehicle cannot reach?
We stand at the nearest point a vehicle can legally and safely wait, and barrow or carry from there. Send a photograph of the frontage and the approach with your enquiry and we will tell you what is workable before you commit to a date.
Can you clear a relative's property if I do not live in Maidenhead?
Yes — most of our probate clearances are arranged by someone living elsewhere, using photographs and a key held by an agent, a neighbour or a solicitor. We agree in writing what is going and what is staying, and you do not need to be there on the day.
Can you work to a completion or handover date?
Yes, and it is worth telling us the date at the quote stage rather than later. We will book the clearance to leave the property empty and swept before the handover, and split it across two visits if the building's access window makes one day unrealistic.
Can you clear a house that is being sold to a developer or converted?
Yes — we take the contents and the loose fittings so the property can be handed over empty, which is often what a developer's contract asks for. We do not carry out demolition or remove structure, and rubble or soil is priced differently from household contents.
I am a landlord clearing between tenants — is this the right service?
End of tenancy clearance is the closer fit, because it is built around check-out dates, inventories and part-furnished flats. It is the same team and the same load prices, so use whichever page describes your situation better.
