When do you need an end of tenancy clearance?

End of tenancy clearance is the removal of everything a departing tenant has left behind, so the property can be cleaned, inspected and re-let. Landlords and letting agents book it after check-out; tenants book it before check-out to avoid deductions from their deposit.

For landlords and agents, the usual picture is a flat or house handed back with a sofa, a bed, a broken fridge and a dozen bin bags still inside, with a new tenancy starting in a week. We clear the lot in one visit, take the keys from wherever your agent holds them, and send photos when the property is empty.

For tenants, a clearance before check-out is often cheaper than the deduction for leaving things behind. Mattresses, wardrobes and the contents of a garage or shed are the items that most often end up on a check-out report.

Part-furnished properties are common, so we confirm an inventory of what stays before anything is moved. If the tenancy agreement or the inventory lists an item, it stays unless you tell us otherwise.

We cannot take hazardous waste: asbestos, paint and other liquids, gas bottles, chemicals or clinical waste. If you are unsure about an item, ask when you send your photos and we will tell you before we quote.

Goods left behind by a tenant still belong to the tenant, and under the Torts (Interference with Goods) Act 1977 a landlord should normally give notice before disposing of them. Do I need to be at the property?

No, most clearances are done with keys held by the agent, a key safe or a neighbour. We confirm the inventory before we start and send photos when the property is clear.
