What's the difference between house clearance and property clearance?

A house clearance is usually booked by the family living in or emptying a home. A property clearance is the same work instructed by someone acting for the property, such as an executor, solicitor, estate agent or landlord, who needs the whole building empty and documented, often without visiting it themselves.

That difference shapes how the job runs. Property clearances are usually done on key access, with the instruction coming by email or phone from someone who may live hundreds of miles away. We confirm the scope in writing, photograph each room before and after, and report back when the keys are returned.

It also includes the parts of a property a normal house clearance can skip: garages, lofts, sheds, greenhouses and outbuildings, and sometimes the garden itself. Buyers and valuers expect those empty too, so we quote for the whole site from your photos or a walk-round.

Where the property belonged to someone who has died, the executor's priorities come first: paperwork, jewellery, cash and anything that looks like it matters is set aside and returned before anything else is loaded.

Property clearance is priced by the load, from £130 for a quarter load (up to 250 kg) to £390 for a full load (up to 1,000 kg), with loading and disposal included. A whole property usually needs several loads, so we quote the full job in writing from photos or a visit before anything is moved.

A full property is priced by the number of loads, including garages and outbuildings. Photos of each room and each outbuilding are enough for a fixed quote.

We cannot take hazardous waste: asbestos, paint and other liquids, gas bottles, chemicals or clinical waste. If you are unsure about an item, ask when you send your photos and we will tell you before we quote.
