When do you need a flat clearance?
Flat clearance is booked when an apartment changes hands: a tenant moving out, a landlord re-letting, an executor settling an estate or an owner selling. It is usually a smaller load than a house, but stairs, lifts, parking and building rules make the logistics the important part.
Most flats clear in a quarter to a half load: a bed and mattress, a sofa, a wardrobe, a few bags and the contents of the kitchen cupboards. Studio and one-bedroom flats between tenants are the most common job, and many are done in under an hour once we are parked.
The planning is about access. We ask which floor the flat is on, whether there is a lift and how big it is, where the vehicle can stop and for how long, and whether the building manager or concierge needs notice. With those answers the day runs smoothly and the communal areas are left as we found them.
If the flat belonged to someone who has died, or it is being cleared by an executor or agent who lives elsewhere, we work from keys and send photos when it is empty.

How much does flat clearance cost?
Flat clearance is priced by the load, from £130 for a quarter load (up to 250 kg) to £390 for a full load (up to 1,000 kg), with carrying, loading and disposal included. Most flats fall in the quarter-to-half-load range, and mattresses and sofas carry the itemised surcharges shown below.
Carrying from upper floors is part of the loading time included in each load price. If a difficult access job runs past that time, extra labour is charged at the published rate, agreed with you first.

Carrying from the flat to the vehicle is part of the price, however many floors are in between.

What we cannot take
We cannot take hazardous waste: asbestos, paint and other liquids, gas bottles, chemicals or clinical waste. If you are unsure about an item, ask when you send your photos and we will tell you before we quote.

Do you charge extra for stairs?
There is no separate stairs charge: carrying is part of the loading time included in each load price. If an unusually difficult access job runs past that time, extra labour is £10 per 10 minutes, and we agree that with you before carrying on.
What if there is no parking outside the building?
Tell us when you book and we will plan around it, whether that means a loading bay, a visitor space, a permit from the building manager or an early slot before restrictions start. Most blocks have a workable option once we know the layout.
Do you use the lift, and do you need to speak to building management?
Yes, we use the lift where there is one and protect it if the managing agent asks. Let us know if the concierge or management company needs notice or a copy of our insurance, and we will provide it before the day.
Do you take mattresses and sofas?
Yes, both are taken and both carry an itemised surcharge on top of the load price: mattresses are £30 single / £40 double / £45 queen or king and sofas £35. The surcharges are listed in the pricing table so there are no surprises on the day.
Can you clear a small amount from a flat?
Yes, a quarter load at £130 covers up to 250 kg, which suits a bed, a sofa and a few bags from a studio or one-bedroom flat. There is no minimum beyond the quarter load.
Will you leave the communal areas clean?
Yes, we check the hallway, stairs and lift before we leave and sweep up anything we have dropped. If the managing agent has rules about protecting floors or lift interiors, tell us and we will follow them.
