Local context
Ascot is a cluster of villages where 44.9% of households live in detached houses and 35% own their home outright (Census 2021, Ascot & Sunninghill ward). Most of our work here is whole-house, garage and garden clearance before a sale, a move or a rebuild.
The Neighbourhood Plan only allows low-density detached houses on their own plots across the leafy parts of Ascot, so a typical clearance covers more rooms, a garage, a loft and garden buildings than it would in a terrace or a flat. Many houses sit well back from the road behind drives and hedges, which makes the carry to the vehicle part of the job.
There is a second strand of work around the station, Ascot High Street and the new schemes at Heatherwood, Ascot Gardens and St George's Lane: flats between tenancies, furniture that will not fit a smaller home, and moving-in waste. Around 17.6% of the ward's homes are purpose-built flats and 18.2% are privately rented.
Whichever end of the move you are at, the price is the same published load rate, from £130 for a quarter load. Send photos and we will tell you how many loads your Ascot property needs before anything is booked.

Published prices
Prices start at £130 for a quarter load (up to 250 kg) and rise to £390 for a full load (up to 1,000 kg), with loading and disposal included. Set-back houses with long drives are priced from the same table; tell us about the drive so we send the right crew.
The Royal Borough's large-item collection takes up to five items from the front of the property for £50 to £80 (from 1 April 2026). For anything carried from inside, or for garden and building waste it does not accept, a load price usually works out simpler.
Send us photos and we'll price your Ascot job exactly.

Services in Ascot
Ranked by what Ascot's housing actually generates: large detached homes on exclusive plots first, flats and tenancies second, and a small commercial line around Lyndhurst Road and the two High Streets.

Long-held detached houses in South Ascot, Sunninghill and Cheapside cleared room by room before a sale, a downsizing move or probate — with a local Ascot house clearance page for the detail.

Mature gardens, old sheds, greenhouses and fencing on set-back plots — the garden and building waste that the council's large-item service will not take.

Empty-house strip-outs before an extension or a one-for-one rebuild, which is how larger homes get built on Ascot's Green Belt-edged plots.
How it works
Photos first, then a firm price, then a date. Most Ascot jobs are quoted without a site visit.
Message a few photos on WhatsApp, use the quote form or call us. That is enough for a firm price — no site visit needed for most jobs.
We confirm the load size, any itemised extras and the access arrangements. Open 7 days a week. Same-day collections available — call to check today's availability.
The team carries everything out, loads the vehicle and takes it away for licensed disposal. You do not need to be there if access is arranged.
Ascot access note: tell us the length and surface of the drive, whether there are gates, and if the property is on a permit-bay stretch of London Road or Lyndhurst Road. On narrow lanes around Cheapside, say where a vehicle can safely stop and turn.
Access and logistics
Ascot's own Neighbourhood Plan describes it as villages with narrow, congested roads and difficult access through residential areas. A few details up front let us plan the vehicle and the crew.
Houses in the leafy parts of Ascot typically sit well back behind drives, hedges and fencing. Gravel, gates and a long carry change the crew we send, not the price per load.
The Royal Borough's London Road scheme allows parking only in resident permit bays and excludes business vans and goods vehicles over 2,000 kg, so a clearance vehicle cannot use a resident permit. Tell us about a driveway or forecourt, or we plan a wait-and-load.
During Royal Ascot in June the parish council publishes temporary orders: Burleigh Road is residents and deliveries only in the morning, the A332 and A330 run one-way at times, the High Street has no stopping and a 20 mph limit, and Cheapside Road has parking bans. If your date falls in race week, say so.
Ascot, South Ascot, Cheapside and Sunninghill are in the Royal Borough of Windsor and Maidenhead; most of North Ascot is in Bracknell Forest. It changes the council's bulky-item price and which recycling centre you can use, not our booking.
Stafferton Way in Maidenhead requires a permit for every van visit and has a 2.1 m height barrier; Longshot Lane in Bracknell is closed to Royal Borough council-tax payers. That is usually why a loft, garage and garden together end up with us rather than in the car.
For flats near the station or at Heatherwood, tell us the floor, whether there is a lift and where the nearest loading spot is. We confirm the plan before the day.
Local property
Detached houses on their own plots make up 44.9% of the ward's homes, and 35% of households own outright (Census 2021). Purpose-built flats are 17.6%, concentrated near the station and in the new schemes.
Ascot's housing runs from post-war bungalows and two-storey houses to substantial Victorian villas, and the planning rules keep it that way: in the townscape zones the Neighbourhood Plan calls leafy residential suburbs and villas in a woodland setting, only detached houses on exclusive plots are allowed. Outright ownership is high, so when a house changes hands it often carries decades of contents, plus a garage and garden buildings.
The next chapter is flats and smaller homes. Around 230 homes, including 123 flats in three- to five-storey blocks, are coming forward at the former Heatherwood Hospital on London Road; Ascot Gardens off the High Street is under construction with 90 homes; 127 are planned at Shorts Yard on St George's Lane. Lynwood Village in Sunninghill is a retirement village for over-65s with a care centre on site. Each of these is a destination for someone leaving a larger Ascot house.
One in ten residents of the ward also reported a second address at the last Census, so a fair share of clearances are organised from elsewhere: an owner abroad, or an executor in another county arranging access through a key-holder.
A couple in their sixties are putting a four-bedroom detached house on the market. The rooms are manageable, but the double garage, the loft and a summerhouse hold thirty years of storage. The job is planned as a full day in loads: furniture first, then the outbuildings, then the garden timber, with anything they are keeping set aside on the drive.
An executor living overseas needs a post-war bungalow in Sunninghill emptied before it is sold. A neighbour holds the key, photos are sent from the property, and the clearance is confirmed in writing with a note of what was removed. Documents and anything of value found in the house are set aside for the executor.
A family is replacing an older house with a larger one on the same site, as Green Belt and the Neighbourhood Plan encourage. Before the contractors arrive, the kitchen, bathrooms, fitted wardrobes and carpets come out, along with the contents of a garage due for demolition, so the builders start with an empty shell.
Illustrative situations, not customer accounts. Every job is priced from your own photos.

Yes — Ascot, South Ascot, North Ascot, Cheapside and Sunninghill, in Berkshire, are all within our everyday area from our Datchet base around eight miles away by road. Sunningdale and Virginia Water next door are covered on their own pages.
Loads start at £130 for a quarter load (up to 250 kg) and run to £390 for a full load (up to 1,000 kg), with loading and disposal included. A set-back house with a long gravel drive is priced from the same table; we just plan a larger crew.
For a few pieces left at the front of the house, yes: the Royal Borough of Windsor and Maidenhead charges £50 for one item up to £80 for five (the maximum) from 1 April 2026, collects on Wednesdays and Thursdays, and excludes garden, building and commercial waste. A licensed clearance carries everything from inside the house, garage and garden in one visit, on a date you choose, with the labour included.
Most of North Ascot is in Bracknell Forest, whose bulky collection is £59 for up to three items or £75 for four to seven, and whose Longshot Lane recycling centre is closed to Royal Borough council-tax payers. It changes your council options, but our price and booking are the same on either side of the line.
Usually, and if not we carry to the road: houses in Ascot's leafy zones commonly sit 10 to 15 metres back behind drives and hedges. Tell us the drive surface, any gates and roughly how far the carry is, and we size the crew to match.
Not on a resident permit — the London Road scheme restricts parking to permit bays and excludes business vans and goods vehicles over 2,000 kg. If there is a driveway or forecourt we use that; otherwise we plan the job as a wait-and-load so the vehicle is only there while it is being loaded.
Yes, but tell us the date so we can plan around the temporary road orders the parish council publishes for race days: residents-only access on Burleigh Road in the morning, one-way running on the A332 and A330, no stopping on the High Street and parking bans on Cheapside Road. We approach from the open side and agree a time outside the busiest periods.
Yes. We arrange access through a key-holder, neighbour, agent or solicitor, set aside documents and anything of value we find, and confirm in writing what was removed. Around one in ten residents of the ward reported a second address at the 2021 Census, so this is a routine arrangement here.
Search for registration CBDU435706 on the Environment Agency's public register of waste carriers — it is an upper-tier registration in the name of AM Rubbish Clearance Ltd. Anyone who takes waste away for money in Ascot should be able to show you the same thing.
Every load goes to licensed waste facilities, with reusable and recyclable material separated where possible. As a registered carrier we are accountable for each load, which is what the registration you can check is for.
Same-day collections available — call to check today's availability. Open 7 days a week, from 6am (6:30am Mon and Sun), so a collection can be booked around race-week road orders rather than cancelled by them.
