When do you need a house clearance in Ascot?
Most Ascot house clearances follow a change of hands: a long-held family home being sold, an estate being settled after a death, or a move to something smaller. Because 44.9% of homes here are detached, the volume in a single property is usually high.
Nearly half of Ascot's housing is detached, and the neighbourhood plan keeps new housing to the same low-density, detached pattern. That shows up in the clearance itself: a loft, a double garage, a shed or two and sometimes a workshop or summer house, all filled over years when there was always somewhere to put things. On most jobs here it is volume that sets the price, not access.
Ascot also has a high level of outright ownership — 35.0% of households own with no mortgage against 69.4% owning overall — which usually means people who have been in the same house a long time. Downsizing out of one of those houses is rarely a weekend of sorting: decades of furniture, paperwork, garden equipment and things kept for later. We can clear in stages, room by room, or in one visit once the family has taken what it wants.
Probate and inheritance clearances are the other constant. They are almost always organised by someone who does not live in the property — an executor, a son or daughter, or a solicitor's office instructing on the family's behalf — and Ascot has an unusually high number of households holding a second address (10.7%), so an empty house waiting on an estate is a normal situation here rather than an unusual one. That part of the job is set out in full further down this page.
The last group is pre-sale. Houses get emptied before they go on the market, between exchange and completion, or after a sale to a buyer who intends to remodel. We work to the timetable the agent or solicitor has set and leave the property empty and brushed through, whether the next step is photographs, a valuation or handing over the keys.

Published prices
How much does house clearance cost in Ascot?
House clearance in Ascot is priced by the volume that leaves the property, not by the number of rooms. A quarter load is £130 (up to 250 kg) and a full load is £390 (up to 1,000 kg), with labour, loading and licensed disposal included.
Where a house is being cleared as part of an estate, clearance is normally treated as an expense of the estate rather than something the executor pays personally — confirm with your solicitor before you commit to anything.
Send us photos of the rooms and we will price your Ascot clearance exactly.

Scope
What is included in an Ascot house clearance
One price covers the carrying, the loading and the licensed disposal. These are the parts of an Ascot property people most often ask us to take on.
| Included | Details |
|---|---|
| Whole-house contents | Room by room through a detached house — reception rooms, bedrooms, kitchen, bathrooms and anything left in built-in cupboards or under the stairs. |
| Outbuilding clearance | Sheds, detached garages, summer houses, workshops and garden stores emptied at the same visit as the house. On larger plots this is often the biggest part of the load. |
| Loft and eaves storage | Boxes, cases and stored furniture brought down from loft hatches and eaves cupboards. We bring our own ladders and do the carrying. |
| Furniture and beds | Wardrobes, dining sets, sofas, bed frames and mattresses, dismantled where they will not come through a door or round a staircase. |
| White goods and appliances | Fridges, freezers, washing machines, ovens and dishwashers removed once they have been disconnected, and taken to a licensed facility. |
| Carpets, curtains and floor coverings | Lifted carpets, underlay, rugs, curtains and blinds — usually asked for when a house is being emptied for sale or refurbishment. |
| Garage and garden equipment | Mowers, tools, workbenches, garden furniture, planters and bicycles left in the garage or on the terrace. |
| Electricals and small items | Televisions, computers, lamps, cables and kitchen electricals, kept separate so they go down the right disposal route. |
| Bagging and sorting on the day | Loose contents are bagged by us. You do not have to box anything up or pre-sort before we arrive. |
| Left clear and swept | The property is left empty and brushed through, ready for photographs, a valuation, a builder or a handover of keys. |
What we cannot take
We cannot take hazardous waste: asbestos, paint and other liquids, gas bottles, chemicals or clinical waste. If you are unsure about an item, ask when you send your photos and we will tell you before we quote.
Probate and bereavement
Probate and bereavement house clearance in Ascot
Clearing a parent's or relative's house is not the same job as clearing your own. We work at whatever pace the family needs, and nothing leaves the property until you have told us what stays.
Most probate clearances in Ascot are arranged by someone acting for an estate rather than by whoever lived in the house — an executor, a family member living elsewhere, or a solicitor's office coordinating on their behalf. That is straightforward for us: we can quote from photographs, arrange the day with a key-holder, and keep everything in writing so it can go into the estate's records.
There is no fixed order this has to follow. Some families ask us to wait until probate is granted; others want a house cleared sooner because it is standing empty. If any of the timing depends on the estate, your solicitor is the right person to confirm what can be removed and when, and we will fit around whatever they advise.
Anything that looks personal or valuable — paperwork, photographs, jewellery, documents — is set aside rather than loaded, and handed back to the family or the executor. If there are items you think should be looked at by a valuer or an auction house first, point them out beforehand and we will leave them exactly where they are.
If you are not ready to book anything yet, that is fine. You can send photographs whenever it suits and keep the price on file until the family has decided what it wants to do.
- We work to the family's timetable, before or after probate is granted.
- Nothing is removed until you have identified what is being kept.
- Documents, photographs and personal effects are set aside and handed back.
- Key access can be arranged if nobody is able to be at the property.
- A written quote and a licensed carrier registration the executor can check.
How it works
How a house clearance in Ascot works
The same three steps as every job we do, with one difference: on a whole-house clearance we agree the order of the rooms with you before anyone starts carrying.
Step 1: Send photos or call
Message a few photos on WhatsApp, use the quote form or call us. That is enough for a firm price — no site visit needed for most jobs.
Step 2: We agree a price and a date
We confirm the load size, any itemised extras and the access arrangements. Open 7 days a week. Same-day collections available — call to check today's availability.
Step 3: We load and remove it
The team carries everything out, loads the vehicle and takes it away for licensed disposal. You do not need to be there if access is arranged.
Most Ascot houses have room to park at the property, so we can load straight from the door rather than working around a time limit on the road. Tell us in advance if there are gates, an entry code or a shared access road, and include the garage, shed or loft in your photographs so the load size is right first time. For larger properties, we can arrange a walkthrough before quoting.
Access and logistics
What affects access for a house clearance in Ascot?
Ascot clearances are rarely held up by parking. What changes the day is distance — from the front door to where the vehicle can stand, and from the loft or the far end of the garden to the front door.
Off-road parking is the norm
Most houses here have a driveway, so the vehicle can usually stand at the property for the whole clearance instead of on the road. That removes the permit and time-limit problem town-centre jobs have and lets a large clearance run as one continuous day.
Long approaches and carry distance
Neighbourhood-plan policy keeps houses set back from the road, typically 10 to 15 metres, and some drives run further than that. Tell us roughly how far it is from the door to where a vehicle can turn — that distance, not the number of rooms, is what changes the time on site.
Gates, codes and shared access roads
Where a property sits behind gates or is reached by a private or shared drive, we need the code, the fob or the name to give before the day. If a management company or a residents' arrangement controls the entrance, say so and we will confirm what they need from us in advance.
Outbuildings are part of the job
Garages, sheds, summer houses and workshops are the easiest part of an Ascot clearance to underestimate, and often the fullest. Photograph them alongside the house so the quote covers the whole property rather than the rooms alone.
Lofts, eaves and cellars
Boxed loft storage in a large detached house can amount to a load on its own, and eaves cupboards hide more than people expect. We bring ladders and do the carrying — we only need to know it is there before we quote.
Surfaces, gravel and landscaping
Gravel drives, block paving, lawns and planting all affect where we put a heavy vehicle and how we barrow the load out. If part of the drive should not be driven on, tell us and we will work from the nearest hard standing instead.

Questions answered
House clearance in Ascot — frequently asked questions
Cost, access and probate questions we are asked most often about Ascot properties.
Not covered here? Call 07857 647238 and ask.
How much does it cost to clear a large detached house in Ascot?
It is priced by volume, from £130 for a quarter load up to £390 for a full load, with labour, loading and disposal included. A large detached house with a full loft and garage usually takes more than one load, so send photographs or ask for a walkthrough and we will price the whole property before anyone starts.
Do you clear garages, sheds and summer houses as well as the house?
Yes, and on Ascot properties they are often the bigger half of the job. Include them in your photographs so the quote covers the outbuildings rather than the house alone.
Can you reach a house on a private or gated road?
Usually yes, as long as we have the gate code, fob or the name to give at the entrance before the day. Where access is controlled by a management company or a shared arrangement between residents, tell us and we will confirm what they need from us in advance.
I am the executor — when can the house be cleared?
That depends on the estate rather than on us, so speak to your solicitor about what can be removed and at what stage. Once you have that answer we can work either before or after probate is granted, and we will hold to whatever date the family agrees.
What happens to antiques or items that might be valuable?
We do not value, buy or sell anything we clear. If you think something may be worth selling, point it out before the day and we will leave it where it is so a valuer, an auction house or the family can look at it first.
Can you clear the house if I live abroad or a long way from Ascot?
Yes — a quote from photographs and a key from a neighbour, agent or family member is enough, and you do not need to be there on the day. We agree in advance exactly what is going and what is staying, and confirm it in writing.
Do you take carpets, curtains and light fittings before a sale?
Carpets, underlay, curtains, blinds and free-standing fittings all come out with the rest of the contents. Anything wired in or fixed to the fabric of the house should be dealt with by an electrician or builder rather than by us.
Can you clear a house that is about to be renovated or rebuilt?
We clear the contents and loose fittings so a builder can start, but we are not a demolition contractor and we do not remove structure. Tell us if there is rubble or soil involved, because that is priced differently from household contents.
Can a clearance happen between exchange and completion?
Yes, and it is one of the more common requests here — we book the date around the completion day and leave the property empty and swept. Give us as much notice as you can so the whole property can be done in one visit rather than split across two.
